About Cap10

Cap10 (pronounced “captain”) provides a consistent flow of pre-vetted deals to our network of accredited investors for free.  Monetization is in our future plans but not until we build the world’s strongest network of accredited investors with enough quality deal flow to match their investing appetite.

Our business thesis has evolved around our Founder’s belief that it is impossible for individual investors to do either of the following on their own:

Create a deal funnel that will provide sufficient deal flow to build a portfolio of CRE investments with diversity in asset class, sponsor, and geography.  Professional investors reject at least 90 out of every 100 deals they evaluate.  If you are an LP investor already, what percentage of the deals in your funnel do you reject?

Sufficiently evaluate the deals that you do see… Our team has been evaluataing deals for the largest institutional investors for 25 years and we spend more than $30,000 per year on market data subscriptions that allow us to quickly assess all assumptions made by our deal sponsors.  It is simply impossible for your typical accedited investor to fully evaluate the deals that they see the same way a professional investor would.

Let cap10 be your CRE Deal Captain…  We can provide you with vetted, quality deal flow allowing you to choose the investments that are right for you.  And for now, it is free!

Ultimately we will look to monetize the platform with low monthly subscription fees but we will never charge a success fee or take equity as compensation for placing one of our network investors into a deal.  Success fees would not only significantly damage the returns available to our investor network, but also open us to SEC scrutiny and would limit our ability to provide value in the service.

We review each deal before it is presented to the network for more than 20 factors and reject deals that do not make the cut.

What are the rent and expense growth rates?

Is the sponsor’s acquisition price and eventual exit value supported by comps?

What are the fees charged by the sponsor for acquisition, asset management, etc?

Is the sponsor offering market terms for the preferred return and promote waterfall?
