Matt Bertram, Cap10’s founder and CEO, developed the business plan for Cap10 while running TermStreet, a sister company to Cap10. In meetings with potential clients, the team at TermStreet consistently heard the biggest challenge most mid-market real estate investment companies faced was consistent access to equity for their projects.
Matt had a long held philosophy that there was a certain sector of the real estate capital raising business that was just a “fee-grab”. There is a whole sector of the industry that uses terms like crowd-funding and syndication that cares more about lining the pockets of brokers and deal sponsors than providing returns to the investing public.
Matt developed his investor first philosophy while cutting his teeth at PGIM, one of the largest investment managers in the world. While emplyed by PGIM for 15 years after graduating from college, Matt held various rolls with increasing levels of responsibility. He participated in nearly $10 billion in transaction during that time.
Matt’s philosophy strays a bit from what you might hear on Facebook or Instagram about real estate investing. Real Estate investing is not for everyone and it is certainly not a get rich quick scheme. However, investing in real estate can benefit many high net worth individuals if done right. That means creating diversity by asset type, market, and sponsor as well as completing a thorough evaluation process for all deals prior to investing. To put it succinctly, Matt doesn’t believe that it is possible for most high net worth individuals with a desire to invest in real etate to access enough quality deal flow and properly evaluate the deal flow that they do see. Cap10 is the solution to that problem.
Matt received dual degrees in real estate and finance from the Business School at The University of Wisconsin. He is a current member of the James A. Graaskamp Real Estate Alumni Association and a former member of the board of directors. Matt is the proud recipient of the Wisconsin Alumni Association Deal of the Year award for 2015. Matt is a member of the Urban Land Institute, and is a graduate of the inaugural Atlanta ULI Center for Leadership program. Matt holds the Chartered Financial Analyst® designation.
